ASC Property Fund Management will be authorised and regulated by the Financial Services Authority. It is planned for 2010 that ASC European Real Estate Investment Trust will also be listed on the London Stock Exchange.

ASC PROPERTY FUND MANAGEMENT

ASC Property Fund Management will arrange, raise or syndicate, in 2010, over £2.5bn of commercial property, comprising some 9 million sq. ft. across more than 80 syndicates and over 200 property transactions.

Property purchases are structured through unit trusts or off shore limited partnerships with appropriate levels of gearing. Products include London Stock Exchange listed vehicles, international portfolios, private UK syndicates and tax driven investments.

The future funds for 2010 are:
ASC European Real Estate Investment Trust Limited (a future London Stock Exchange listed company) and ASC No 1 Unit Trust (an offshore Unit Trust)

SYNDICATES

Generally single asset syndicates provide the opportunity to invest in specific commercial properties. Syndicated vehicles can sometimes be the only economic means of participating in some investments or provide exposure to markets where increased returns are anticipated.

Our Group, Partners and Investors will benefit from diversification by investing in a number of syndicates and managing their own risk profile. Syndicates may be structured to provide investors with capital growth and/or income distribution.

ENTERPRISE ZONE TRUSTS

Enterprise Zone Trusts within Europe, Asia and USA will be created in 2010 to facilitate economic regeneration in areas for commercial activity. To secure Group Investments and also attract private sector investment 100% initial tax allowances were given on commercial property development in Enterprise Zones.

The Zones will benefit from a simplified planning regime and occupiers have enjoyed exemption from non-domestic business rates.

INVESTMENT CRITERIA

As a general policy for our Group and especially at ASC Property and Private Equity Partners we seek investment opportunities that offer an attractive financial return for our Group, Partners and investors.

We look at the property, with a corporate risk profile as well as looking for clear evidence of a balanced, talented management team with integrity, determination, focus and the capacity to be able to significantly increase shareholder value.

ASC’s focus is MBOs and we seek investment opportunities as follows:

  • Size: We can lead investments which require from Euro 1million up to Euro 1billion equity. Investment from our advised funds is up to 70% of equity investments we make.

  • Ambition: We look to back balanced, experienced management teams committed to create and realise significant value for all shareholders.

ASC PROPERTY MANAGEMENT

ASC Property Management is created to provide the specialist property knowledge required to manage the securitised property investments.

The team comprises of Chartered Surveyors, Property/Insurance Administrators and Property Managers. It works in conjunction with an extensive in-house accounts team to provide a comprehensive property management operation.

ASC Property Management is responsible for all investments liaison via reports, annual accounts and periodic mail shots. It implements active asset management strategies to enhance property value internally for the Group and all divisions as well as externally for our partners and Investors, utilising a network of outsourced experts where specialist knowledge is required for disciplines such as building consultancy and rent reviews. As such it is able to maintain a lean structure and, via a network of some of the best agents and market contacts in their fields, provide a superior service.

UK

Our group is bidding adquiere a portfolio of 60 properties, with 50% of tenant’s national or local government, other tenants include banks.
Rent roll over GBP 60,000,000 per annum.
9% gross yield.
Exit strategy includes break up of portfolio and buy back option.

Brazil

2 existing Hotels with a total of 62 + Located 75 Km North of Natal on Baia dos Golfinhos Beach. Occupation rate average 2009 65%
Permission to convert one of the hotels to a condominium hotel with 64 apartments with all construction permits in place to start sales today with a maximum build out time of 2 years.
Plot of 260,000 square metres, 75,000 square metres building for apartments/villas.

Spain

Old age/ sheltered housing / clinic for 200 residents with all the relevant permits in place including construction. A copy of the complete independent feasibility study and permits available on request.
Full backing from the town hall for the project, which recognise the social benefits that the project will bring to the area.
The payback period for the project is conservatively estimated at 10 years and this does not include any extra services that will be offered.
